How it works
Every empty space is filled with opportunity
Simply put, Showhomes turns vacant houses into valued homes.

For forty years, homeowners, Realtors and Home Managers have discovered that our strategy of staging and marketing luxury homes produces genuine value. Homeowners and Realtors realize a sale with maximum results in the minimum time. Our carefully screened Home Managers enjoy an enviable lifestyle.
This business model has proven over time to be effective in any market condition — recession, inflation, interest-rate swings and high unemployment included.
Four steps, start to sold
There is no charge to the homeowner or the listing Realtor at any point in this process.
We tour the home
Call or send us the address. We walk the vacant home, confirm it is a fit for the program, and talk through timing with you and your Realtor.
We match a Home Manager
A Placement Coordinator matches the home to a screened Home Manager whose fine furniture suits the style and scale of the house.
We stage and move in
The Home Manager moves in with their furnishings. Our professional decorator assists, using proven staging techniques that maximize buyer appeal.
It sells — we move out
The home stays in show-to-sell condition until it sells. The moment you accept an offer we begin relocating the Home Manager so you can close quickly.
Which one would you choose?
Put yourself in a buyer’s shoes on a Saturday afternoon, walking through both of these.
Echoes, bare walls, and a bargain hunt
Buyers cannot judge whether their sofa fits or how the rooms flow. Every scuff on the baseboard is the only thing to look at. Because the house is empty, buyers assume the owner is desperate — and they write the offer accordingly.
Furnished, cared for, and already someone’s home
Buyers see the rooms working. They picture their own life in the space, and they have already bought the home in their mind. That personal connection is what produces a premium price.
Homes are very much like people – they have their own personalities and styles. And like most people, who look a lot better with clothes on than off, homes show much better with just the right furniture and accessories. Selling a ‘naked’ home is very difficult. Most people cannot see the potential of a vacant home – they cannot visualize what it will look like. That is why your services are so valuable.Art David, Coldwell Banker Realtor, Naples, FL
After engaging Showhomes, David raised the list price of his home by $20,000. It sold within one month.
